Tenant Selection

Selecting the right tenant is critical in protecting your investment from financial and physical harm. At South United we are unapologetically thorough when it comes to vetting applications and finding suitable tenants to match the property and landlords’ requirements We strive to match the right tenants to the right properties always. Using industry best-practice tenant screening, all prospective tenants are required to go through our same checks that include the following:

  • Employer reference.
  • Previous landlord reference
  • Any Tenancy Tribunal orders online.
  • Credit checks completed by Centrix.

Protecting Your Investment

Our unique point of difference is that we are dedicated and we use proven systems. These include:

  • Monitor rent payments with zero tolerance for rent arrears, we have strict procedures in place that include, phone call, text, emails, letters, and a visit.
  • Bond collection – 4 weeks bond collected and lodged with Tenancy Services.
  • All maintenance and other property related expenses are paid directly from the rent and detailed on your monthly statement. We can also pay rates and insurances on your behalf.
  • Regular detailed inspection reports identify any repairs and maintenance issues. The reports include photographs.
  • We work closely with a trusted network of tradespeople so the job gets done correctly, on time, and with competitive pricing.
  • Mediation and tribunal representation.

At South United we charge 6% + GST of rent collected and any repairs, maintenance, and renovations carried out, or invoices paid on your behalf. There is no extra charge for routine inspections, administration, monthly and end of year financial statements and mediation or any appearances we make at the Tenancy Tribunal on your behalf. Our fee is very competitive, and these costs may be tax-deductible.
We pay twice a month by directly crediting funds into your account. A comprehensive monthly statement detailing funds collected and disbursed on your behalf gets emailed to you on 1st working day of each month. Invoice copies of accounts paid are included.
Yes. The Residential Tenancies Act requires that no more than four weeks bond be collected. Unless otherwise agreed, South United considers three weeks to be the minimum that should be paid. The bond is paid before the tenant takes possession and held by the Bond Centre until the tenant vacates.
Rents are computer monitored, enabling us to act very quickly when a rental payment is missed. The debt recovery process commences immediately. While we take every possible action to resolve the matter, in some cases it may be necessary to take the tenant through the mediation process or to the Tenancy Tribunal. If this is the case you will not be charged for our time. Landlords will be charged application fee cost which currently is $20.44 incl GST.
Yes. We use a range of contractors who are highly skilled, competitively priced and quick to respond to our calls. If you have a preference for any particular tradesperson we would be pleased to accommodate this. Legally, if you are overseas for 21 days or more, you are required to appoint someone to manage your property.

Inspections are carried out on a regular basis. We normally carry out three inspections each year unless and otherwise instructed / agreed before the start of the management  

Be sure to check what your insurance policy states as well, as they do generally have a set frequency. Pass this onto your property manager and we will set it as what is required.
